Property Name: Park on Morton

Business Manager: The Business Manager's main duties are to assist the Property Manager in the financial administration of the community and oversight of all collections, skip, evictions, leasing functions and the leasing staff on a day-to-day basis.

Essential Duties & Responsibilities:

Personnel Management

  • Work in conjunction with the Property Manager to serve as a mentor for leasing staff and other site personnel
  • Provide process and procedural training to new hires

Reporting and Administrative

  • Manage collections, skips, and evictions
  • Report to Property Manager on oversight of collections, skips, and evictions, leasing policies and training
  • Maintain lease files and computer records for the community to ensure accuracy in OneSite
  • Move-out Process: Ensure that all dispositions are processed in accordance with local laws and within company guidelines. Meet budgeted income, expense, and leasing goals

Property Manager Support

  • Assist with on-site day-to-day operations such as staff oversight, Daily Numbers, etcetera
  • Meet regularly with Property manager and Maintenance Supervisor to discuss make readiness for new leases and community performance
  • Effectively manage the community in the Property Manager’s absence

Experience:

  • Minimum: 2 years experience with collections and dealing with delinquencies; accounting experience
  • Preferred: 2+ years property management experience, or collections experience; management experience at a Student Housing Property

Skills and Abilities:

Minimum

  • Demonstrated basic financial skills
  • Detail oriented
  • Strong verbal and written communication skills in the English language
  • Ability to communicate effectively with management, coworkers and property management staff
  • Ability to work under deadline pressure and meet multiple deadlines
  • Strong organizational skills
  • Ability to work with confidential information
  • Understanding of Fair Housing

Preferred Position Special Requirements:

  • Accounting skills and an understanding of debits and credits
  • Understanding of compliance issues (i.e. building codes, licenses etc.)
  • Understanding of maintenance issues

Licenses and Certifications:

  • Minimum: Valid drivers' license

Education:

  • Minimum: High School diploma; some college
  • Preferred: Bachelor’s degree
